LAND DEVELOPMENT

We purchase raw land, entitle it, and then sell it shovel ready to other operators. We also buy entitled land. Our land development funds have a horizon of 2-5 years.

BUILDING RESIDENTIAL AND MIXED USE PROJECTS

We build residential and mixed use projects. Our funds allow us to invest in these types of projects for a longer period of time, usually 2 to 7 years. We will purchase both entitled and un-entitled projects.

FIX AND FLIPS

We're always on the lookout for residential and multi-family properties that we can fix and flip for a profit. Our flip fund has a shorter term investment horizon, so we're only interested in projects that can be completed within 1-3 years. Whether it's a simple cosmetic update or a full extensive renovation, we're open to considering any type of project. We're particularly interested in properties that already have approved plans in place, but we're also open to working on projects without approved plans.

PROPERTY MANAGEMENT

Asset management is one of the most important aspects of running a successful rental business. By buying all asset classes through our rental funds, and managing them internally with our in-house property management division, we are able to maximize profitability and ensure that our properties are well-maintained.

CONSULTING

We also offer consulting services. We can help other operators navigate through problematic projects, finding creative solutions to popular issues. We can help them entitle, design, and build their projects. We can do feasibility studies to let them know whether a prospective project is worth purchasing, what the foreseeable issues and risks are, and how to mitigate.
